What will a home inspection cost?
For any previously occupied home (over 1 year old), up to 2,000 square feet our fee is $375.00 (including GST). Repair costs ranging from a few hundred to several thousands of dollars are frequently identified in the course of an inspection. This gives you, the buyer, the information you require to proceed, renegotiate, or walk away from the deal.
If you are buying a $300,000 home, the inspection fee amounts to .125% (1/8 of 1%) of the cost of the home.
Should I be there?
I prefer it if you come along. That way I can show you what I find and you have the opportunity to ask any questions you may have. If your Realtor tells you not to show up until the last hour, don't listen - the best way for you to understand the condition of the house is to be there!
How long will it take?
It depends on the size of the house, what I find, and how many questions you have. Most inspections take about 3 to 4 hours, but there is no time limit. I will spend as much time as necessary to make sure you have the information you need. Some inspections last 5 hours, a few have been as short as 2½ hours.
What do I get?
At the conclusion of the inspection you receive a written report giving you information on the current condition of the house. The report will include identified deficiencies along with recommendations and rough cost estimates. You also receive a copy of the Home Reference Book, a binder chock-full of information about how a house is supposed to work. This is an excellent resource for any homeowner.
In addition, I will be available to you as a free consultant for the next year in the event you have any questions or concerns.
Who else has access to the report?
No one. The results are completely confidential. We will not reveal the results of your inspection to anyone. In other words, you are in control of the information and may use it as you see fit.
