What will the builder do? That depends on the builder. We have encountered conscientious builders who get busy and fix everything on the list, builders who do nothing and try to wait you out, and everything in between.
The way the system is set up now is that you have to present the builder with the report. If the builder does not respond to your satisfaction you will have to contact the Alberta New Home Warranty Program (ANHWP). My experience with ANHWP is that they back the builder, so this step could be non-productive, but necessary. If you are unable to get a satisfactory ruling from ANHWP you can contact a lawyer to pursue legal channels. In some cases, this is a long battle. Do not give your builder the impression that you are not up for the fight.
Who else has access to the report? No one. The results are completely confidential. We will not reveal the results of your inspection to anyone. In other words, you are in control of the information and may use it as you see fit.
