Most of today's houses are designed to a minimum standard. Often they are built to less than the minimum standard. With no room for error such as poor workmanship, systems often fail. We can identify where the system can fail and what remedial action is necessary.
What will the inspection cost? For any home less than 1 year old, up to 2,000 square feet, our fee is $475.00 (including GST). Deficiencies requiring repairs costing a few hundred to several thousands of dollars are frequently identified in the course of this inspection.
Should I be there? I prefer it if you are there - after all, it is your home. If you have lived there for several months, you no doubt have specific concerns to be addressed in addition to what I will find. Follow me around and ask questions. Remember, I'm working for you.
How long will it take? It depends on the size of the house, what I find, and how many questions you have. Most new home inspections take 4 to 5 hours, but there is no time limit. I will spend as much time as necessary to make sure you have the information you need.
What do I get? At the conclusion of the inspection you receive a written report giving you information on the current condition of your home. The report will include identified problems along with recommendations and rough cost estimates. You will also receive a copy of the Home Reference Book, a binder chock-full of information about how a house is supposed to work. This is an excellent resource for any homeowner. Following the inspection I will send you (via e-mail, fax, or mail) a deficiency report. This report will focus only on the deficiencies, citing the Alberta Building Code and manufacturer's specifications which the builder is responsible for adhering to. It is this report that will give you a firm basis for pursuing the builder. In addition, I will be available to you as a free consultant for the next year in the event you have any questions or concerns.
